
Role Overview
My client is seeking an experienced Construction Project Manager to lead delivery of a multi-year greenfield new retail store development a multi-million retail renovation programme, comprising major works to an existing flagship store.
This is a client-side project management role. The successful candidate will not carry out construction work directly, but will be responsible for planning, coordinating, and overseeing all third-party consultants, contractors, and suppliers, while acting as the key liaison between internal business departments to ensure business continuity during live renovations.
The role will manage the full project lifecycle from planning and approvals through to handover and post-completion, ensuring projects are delivered on time, within budget, and to brand and operational standards.

Key Responsibilities
Project Delivery & Programme Management
· Manage the end-to-end delivery of retail construction projects from concept, planning, and design through to construction, fit-out, and handover
· Develop and manage project programmes, budgets, and risk registers
· Oversee multiple workstreams simultaneously, ensuring dependencies are managed effectively
· Monitor progress against milestones and proactively address delays or issues
Third-Party & Contractor Management
· Appoint, manage, and coordinate external consultants and contractors, including architects, engineers, project consultants, main contractors, and specialist suppliers
· Chair project meetings and ensure accurate reporting and action tracking
· Ensure all third parties comply with contractual, safety, quality, and regulatory requirements
Stakeholder & Internal Liaison
· Act as the central point of contact between construction teams and internal departments such as Operations, Retail, Finance, IT, Marketing, and Facilities
· Coordinate works to minimise disruption to live retail trading and ensure stores remain operational wherever possible
· Communicate project impacts clearly and manage expectations across the business
Government & Regulatory Interface
· Liaise with local authorities, planning bodies, building control, and other government departments
· Manage planning permissions, inspections, certifications, and regulatory approvals
· Ensure full compliance with building regulations, health & safety, and statutory requirements
Financial & Commercial Control
· Manage project budgets, cost reporting, and approvals
· Review contractor claims, variations, and change orders
· Support procurement processes and ensure value-for-money outcomes
Quality, Health & Safety
· Ensure all projects meet required quality, brand, and design standards
· Monitor health & safety compliance across all sites
· Ensure appropriate risk assessments and method statements are in place
Handover & Completion
· Manage snagging, practical completion, and final handover to operations teams
· Ensure all documentation, warranties, certifications etc. are completed
· Support post-completion reviews and lessons learned

Skills & Experience Required
Essential
· Proven experience as a Construction Project Manager on retail, commercial, or mixed-use developments
· Strong track record of managing third-party contractors and consultants
· Experience overseeing projects valued at $10M
· Strong understanding of planning, building regulations, and statutory approvals
· Excellent stakeholder management and communication skills
· Strong commercial awareness and budget management capability
· Ability to manage multiple priorities and remain calm under pressure
Desirable
· Degree or professional qualification in Construction Management, Engineering, Architecture, or a related discipline
· Experience working client-side for a retail or multi-site business
· Experience delivering new-build retail projects
· Experience managing live environments where business operations continue during construction
